  • Benefits of rearing goats
  • 1. Source of food (meat) -Treat yourself, family or friends with a delicacy of goat meat.

    4. Ssource of Organic manure rich in potassium and nitrogen.

  • Nutritive value of goat meat
  • Apart from its good flavor, goat meat is low in fat. In fact, it has lower fat content than meat from other animals.

  • Implementation of the #jipemradi project
  • #JIPEMRADI will be implemented in Serene View Phase III. This is property for sale located in the outskirts of oletepesi town, along the Kajiado - Suswa bypass. Post Image

If you haven't gotten yourself some land in Kitengela then you ought to read this... Kitengela town is located in Kajiado County, 32km from Nairobi. What was once a sleepy village is now a real investment hub for Kenyans seeking the peace and tranquillity of the country side. That is why there are many advertisements adorning the words; 'Plot for sale in Kitengela'. Which begs the question, why are people searching for land in Kitengela? Well here are some of the top reason.

    • Proximity to Nairobi

      To get to Kitengela
If you are using public means, and you are coming from Nairobi town centre, board a bus or Matatus (number 110) from the railways bus terminus. It’s a 30 minute drive when traffic is clear.

Everything You Need To Know About Kitengela “Kite!!!”

Now you've always heard about "Kite! Kite!" So, what is this Kite?

      Post Image

Kitengela is a plain in Kenya, located in Kajiado County just 30 kilometres south of Nairobi. Its coordinates are 1.4500000 (latitude in decimal degrees), 36.9666700 (longitude in decimal degrees). Kitengela begun as The Kitengela group ranch, made up of 18,292 ha and 214 registered members which was subdivided in 1988 in efforts by the Government to encourage private land ownership in pastoral systems, with the aim of intensifying and commercializing livestock production. After subdivision of the group ranch, land fragmentation and sales have continued at a steady and escalating pace. The town is part of the Nairobi Metropolitan Area. The human population within the Kitengela area has exploded, from 6548 in 1989 to 17,347 in 1999 to 58,167 in 2009.

      Buying Property (Land)
Kitengela is a prime location for those who want to invest. There has been a surge in property demand hence the increase in land prices. However, there are still few nice parcels in kitengela; like Eden View plots that are nicely priced.

      • Transport
      • Kitengela relies mostly on road transport and its vast road networks. The area is also served by the Nairobi Namanga Highway. The nearest railway station is the Syokimau railway station .The nearest air infrastructure is the Orly air strip.

        To get to Kitengela
If you are using public means, and you are coming from Nairobi town centre, board a bus or Matatus (number 110) from the railways bus terminus. It’s a 30 minute drive when traffic is clear.

      • Things to Do in Kitengela
      • Buying Property (Land)
Kitengela is a prime location for those who want to invest. There has been a surge in property demand hence the increase inland prices. However, there are still few nice parcels in kitengela; like Eden View plots that are nicely priced.
Near Kitengela town is the Maasai Ostrich Park, a fairly popular tourist destination 7 km off Nairobi city. There are a couple of many other things you can do while in Kitengela but it is most famous for its Nyama choma joints. Within a radius of one kilometre, one is simply spoilt for choice, from eateries with manicured lawns and clean swimming pools, or taverns with heavy, hazy, air from the roasting meat. Kitengela is considered a haven gateway for Nairobians. There are a couple of night clubs in Kitengela. Some of the common clubs include; Nomad Club, the Nevada Club, Bonitez, Midasz etc. The favourite spot for many remains the Arusha Meat Den; it might not boast the best décor or ambience but it has a more essential quality — good soft meat and honest workers.

      • Security in Kitengela
      • Kitengela’s main police station is right on Namanga Road, just before you enter the town from Nairobi. Many people refer to it as ‘Roadblock.’ There is also an AP camp, right next to the Kitengela open air market.

      • Shopping
      • Almost every ‘plot’ in Kitengela has a shop serving the residents. In spite of this fact, and thanks to a growing middle class; big-time supermarkets like Eastmatt, Acacia and Naivas have been able to effectively penetrate the market.

Scams You Should Avoid When Investing In Kenya Real Estate

        Post Image

There has been a lot speculation on the Kenya real estate bubble. So many people have invested in land and a lot more continue to do so. Even with prophets of doom talking about the impending bubble, investing in land is a sure bet. However, there are common scams that a lot of Kenyans keep falling for due to lack of knowledge or just bad assumptions on their side.

        • Title Fraud
        • This is one of the common scams people; especially first time property buyers fall for. You only realize you share the same title with 5 other people when it is too late. Due diligence is needed when purchasing any piece of property. Do a search and make sure the title is registered with the ministry of lands and that your lawyer can ascertain the same.

        • Property Investment Seminars
        • You may have seen the ads on the papers where they promise you millions if you invest in some kind of real estate. One common type of seminar is designed to hook buyers into “sure-fire” investments that are promoted by the seminar hosts. Potential investors may be invited to these seminars through an ad in a newspaper or magazine, a phone call, an email or other method. These seminars may include a motivational speaker, an “investment expert” or a “self-made millionaire.” Investing in Kenya real estate is not "get-rich-quick scheme". You need to be strategic and very clear with your reason for investing.

        • It can Never Happen To Me
        • There are so many companies dealing with real estate in Kenya now that differentiating between the legitimate and the fake ones is a hustle. With the property market being investors' favourite, anyone could fall victim to a bad scam. You have seen in the news of how some real estate companies have been caught in loan defaulting cases. Those who invested with such companies are likely to lose their property. It is important to research on the company first and know its genuine before you proceed. That is why you can always trust UIP when it comes to investing in Kenya real estate.

Post Image  Thinking about investing in Land?

Now the earth is where we are all in common, however the form that we exist matters alot. It's in itself a greatest sense of achievement and prestige when you own a part of it and call it yours.
It is a fact that owning property especially land comes with its fair share of benefits. It could be the high resale returns, prestige of owning some part of the earth or even the satisfaction of just having a place you can call "my home". This has made land to be one of the assets that everybody wants and has eventually made the property market booming.
On the other hand the issue of genuine land has come up and we cannot ignore. You're likely to see a lot of land of sale in Kenya posters everywhere you go. You need to carry out an assessment on the real estate investment you are going to make.

So which questions should you ask yourself before deciding on buying "That Land For Sale" in Kenya?
          1. How is the property accessed?
             * Are there roads that can access the land?
             * Are they in good condition?
You don't want to buy land which you'll have difficulty in accessing.

          2. Are Utilities available to the property?
             * Does the land has access to clean water, electricity?
These are essentials for any settlement .

          3. Has the property been surveyed, and are boundary beacons marked?
This should be clear and well documented so as to prevent any land issues with your neighbours.
You need to know the boundaries of the land you are purchasing.

          4. Are there legal title deeds?
             * You should not buy any land in Kenya if there are no titles for it.
             * Make sure the Title deed is legit and verified from the ministry of lands. you can do a search from the lands registry to confirm this.
You don't want to be a victim of fraud.

          5. If I had to resell this property, is it desirable to other potential buyers?
             * This is important especially if you are buying land for sale in Kenya.
             * Land is always appreciating and should be desirable to potential buyers when reselling.
